Structural Survey MatrixTM

Whether you have containment areas, structural supports, or a major structure in need of repair, TOPCOR has to ability to review your needs for continued use.  By use of the Structural Survey MatrixTM, we are able to evaluate the condition of the concrete, labeling individual parts, recommended repairs and budgeting.  With this tool, you will be able to schedule and budget prioritized repairs.  Our experienced, professional engineers are capable of working with your engineering services or even bring in outside engineering services to give you a complete package.

What are your concerns?

Do you have failures in containment areas or structures due to chemical attack?
Do you have structural failures in the form of cracks, delaminations or spalling concrete
Do you have extreme conditions such as chemical exposure, heat, freeze-thaw or extreme loading?
Are there other conditions which you have not been able to find a solution for repairing or maintaining?

Our Structural Survey MatrixTM will give you the long term solution by allowing you to prioritize the repairs and maintenance of your facility.  This program provides all the information so that you can easily understand why the structures are failing, while offering a prioritized summary of the best and most efficient solutions.  We are highly equipped to evaluate this structure and produce a full report so that together we can plan the efficient and effective method of repairing the structure. During an initial visit, we are capable of helping you determine what type of survey and report is best for you.  We can do a walk through with you or, if you have multiple units to survey, we can go over a list of the units and their components with a map.  We will then use that information to craft a proposal detailing what type of survey is best suited to your needs and what it will take to perform that survey.

The TOPCOR Survey MatrixTM  can be provided in three different levels of detail, based on your budget and expectations:

Level 1 – Walk-through with client

  1. Discuss problems and develop a list of contributing factors for cause of failures
  2. Take general notes on types of problems
  3. Discuss quantities based on a percentage of what has been inspected on visit
  4. Use what drawings are available for design parameters

Level 2 - Visual with some measuring

  1. Discuss problems and develop a list of contributing factors for cause of failures
  2. Take notes on based on visual and some measurements
  3. Estimate quantities based on the fully visualized structure
  4. Use what drawings are available for design parameters

Level 3 - Detailed Visual, Sounding and Measuring

Note:  This requires full access with possible destructive testing

    1. Discuss problems and develop a list of contributing factors for cause of failures
    2. Take notes by drawing out each element and taking all measurements
    3. Continue notes on all problems including sounding, then locating them on sketches
    4. Take measurements of problems for accurate quantities
    5. Use what drawings are available for design parameters

Written Proposals

Level 1

Level 1 notes the problems of the structure while giving a simple scope of work and a budget based on estimates.  This proposal usually comes in letter form.

Level 2

Based on problems and solutions with specified scopes, Level 2 lists all problems noted from full visual inspection, gives a scope and sequence of work and provides a budget based on estimates from the full visual inspection.  This proposal comes in a wide variety of forms, ranging from a detailed multi paged letter, to a bound booklet and can include spreadsheets, details and sketches.

Level 3

Level 3 will list all problems from an inspection made from visual, sounding and measurements.  This proposal gives a detailed scope of work, detailed sequencing and quantities in the form of spreadsheets, details and sketches.  An estimate based on all of the information gathered is also provided.  This proposal usually comes in a bound booklet and can be provided with a Microsoft Access database for the convenience of forming your own reports.

All proposals will list the repairs needed, such as:

  • Specialty Coatings & Linings
  • Primary/Secondary containment
  • Cathodic Protection of Reinforcing steel
  • Expansion joints
  • Concrete Restoration
  • Pile Jackets
  • Thermal Spray/Metallizing
  • Shotcrete/Gunite
  • Form and Pump
  • Elevated Deck Repair and Replacement
  • Specialty Concretes
  • Machine Grouting
  • Balcony & Façade Repair
  • Floor Leveling/Resloping/Drainage
  • Crack Injection/Repair
  • Soil Stabilization
  • Concrete Strengthening Systems
  • Fireproofing
  • Waterproofing
  • Infrastructure Rehabilitation
  • Metalllizing Steel Structures

With our Microsoft Access Matrix, used for multiple unit maintenance, you can access reports based on priority, types of repair, equipment, costs and units.  You will have everything in front of you to budget and schedule basic maintenance and rehabilitation.  This program incorporates photos, allowing you to view the difference between prioritized issues and the convenience of checking them over time, if repairs are not yet made.  This Access-based Matrix is an option that can be chosen by the client.
